and yet I know families in Mantoloking who's house is fine....and families in Lavallette who's houses are destroyed.
I'd love to agree with you and say FEMA will consider dunes....but I have my doubts.

At meetings held in PPB and meetings for Mantoloking residents. FEMA reps stated no changes to maps due to dunes.....because dunes can and do fail at times.

The bay gets water from both the Barnegat and Manasquan inlets. I think, to keep bayfront properties from flooding, that a dune line or seawall should be built the entire length of the bay. That will stop the water from encroaching on bayfront properties.

Walked PPB boardwalk today...many places already open.
Belmar....very soon. Seaside.....in a week or so many places will be open.
So while your area may not be "back"....many area's are back.
